GMR's legal experience runs the gamut from real estate transactions involving individual home buyers and sellers to the development of large, upscale condominium complexes and commercial properties. Below is a list summarizing some of the many successful projects we've been involved with in recent years.

 
 
 

The Residences at the InterContinental Condominium

New York-based Extell Development Co., chose GMR to handle the condominium development and sales of this 130-unit residential condominium on Boston's waterfront both on the primary and secondary level. GMR also handled the commercial title work for the project, including two refinances with Extell’s construction lenders. The development includes the prestigious InterContinental Hotel.

 

W-Boston Hotel and Residences

This mixed-use project in Boston’s theatre district is developed by Sawyer Enterprises in conjunction with Starwood Hotels & Resorts Worldwide, Inc. The project will contain 122 residential units and share space with the world-renowned W-Hotel. Sawyer has selected GMR to represent it in the individual unit sales for the condominium component of the project.

 

360 Newbury Street Condominium

GMR represents Boston Residential Group LLC in the condominium development and sales of this 54-unit condominium located in Boston's historic Back Bay neighborhood. This landmark building was designed by architect Frank Gehry. The project involves a complex interplay between primary and secondary condominiums, as well as entities such as the Boston Redevelopment Authority and the Massachusetts Turnpike Authority.

 

285 Columbus Lofts Condominium

The second project for Boston Residential Group LLC, this condominium sits in the heart of the South End with 63 residential units and 1 commercial unit. This complex project involves agreements with the Boston Redevelopment Authority, the Transportation Department, and the Massachusetts Turnpike Authority.

 

Nouvelle at Natick Condominium

Chicago-based General Growth Properties has selected GMR to represent it in the individual unit sales of this mixed-use project to be constructed at the Natick Mall. This project includes sophisticated subdivision rights as well as an array of cross-easements and maintenance obligations shared between its commercial and residential components.

 

45 Province Condominium

The Abbey Group, based in Boston, is building an extraordinary tower in the heart of the financial district containing both residential and commercial units. The intricate overlay of legal issues dealing with access easements, parking rights, and various maintenance obligations presented a unique opportunity for GMR to expand its knowledge base.

 

Parris Landing Condominium

GMR is currently handling the condominium development and sales of this mixed-use condominium conversion designed by Philippe Starck in Charlestown's Navy Yard for The Carlyle Group and Draper and Kramer, Inc., based in Chicago, IL. We also delivered the required legal notification to more than 300 existing tenants at the project in accordance with state and local statutes.

 

The Moorings at Hingham Shipyard Residences Condominium

This project, developed by Samuels & Associates, is anticipated to consist of three separate condominiums and is located at the Hingham Shipyard. The first building, containing approximately 26 units, is currently on the market and is anticipated for occupancy at the end of 2009.

 

Sierra + Tango Condominium

Jones Lang LaSalle has selected GMR to represent it in the condominium unit sales at this project, located in Cambridge, which consists of two buildings containing more than 300 units.

 

96 & 100 Beacon Street Condominiums

These two luxury condominium projects are developed by BosProp Investors LLC. Based in England, this developer has created luxury condominiums and single-family homes across the United States and Europe.

 

Zero Marlborough Condominium

This luxury residential development for Boston-based Sea-Dar, Inc. is located at the end of Arlington Street overlooking the Boston Public Garden. GMR handled the acquisition and commercial title work for the project, and is drafting the condominium documents as well as handling the individual unit sales for Sea-Dar.

 

184 Beacon Street Condominium

Another conversion for Sea-Dar, Inc., this 4-unit condominium sits on one of Boston’s most sought-after addresses and is an interior renovation of an existing 100+ year-old brownstone. GMR handled the condominium documents as well as the unit sales for this luxury conversion.

 

310 Beacon Street Condominium

This project, developed by 310 Beacon Street LLC, includes complex title matters involving the adjoining Back Street, and consists of a 4-unit brownstone conversion with the highest level of detail and finishes.

 

Strada234 Condominium

The Carlyle Group of Washington, DC, and JS Karlton Co., Inc. of Greenwich, CT, chose GMR to conduct legal transactions for a condominium conversion and related tenant notifications for this 108-unit mixed use building near Boston's TD Banknorth Garden. GMR also prepared the Attorney's Opinion Letter, which helped obtain Fannie Mae approval for the project.

 

25 and 35 Channel Center Condominiums

GMR handled the condominium conversion and unit sales for this successful Beacon Capital Partners project, a mixed use condominium complex with more than 120 units in two buildings along the Fort Point Channel in South Boston.

 

FP3 Condominium

This mixed use project in the burgeoning Seaport District neighborhood comprises multiple buildings along Congress Street and is developed by Berkeley Investments. GMR represents Berkeley in the drafting of condominium documents as well as the individual unit sales at the project.

 

Repton Place Condominium

Repton Place Condominium, located in Watertown, is the first residential foray by Boston-based Beacon Communities. GMR represents Beacon Communities in the condominium sales as well as drafting of the condominium documents, and handling the commercial title work on behalf of Beacon for its construction lenders.

 

The Grandview Condominium

Atlanta-based Radco Companies retained GMR to handle the unit sales for this 64-unit mixed-use project overlooking Boston Common.

 

Longwood Towers Condominium

A development endeavor for Arcapita, Inc., GMR is handling the condominium conversion and unit sales at a turn-of-the century apartment building in Brookline containing nearly 280 units. In addition to the conversion and unit sales, GMR sent formal tenant notifications to approximately 220 tenants pursuant to Brookline and Massachusetts law and is working with the Town of Brookline to coordinate designation of the affordable housing units at the condominium.

 

Lafayette Lofts Condominium

GMR provided a range of legal services for the condominium development and unit sales for Insight Partners LLC at this 44-unit residential condominium in the heart of Boston's financial district.

 

Riverbank Lofts Condominium

Boston-based JC Cannistraro has converted this from biotech lab office space into 56 residential units in Watertown, MA. GMR performed services ranging from the drafting condo docs, review of architectural plans, and representing JC Cannistraro for each unit sale.

 

Malden Place Condominium

GMR represents Malden Place, LLC, Boston, MA, in the condominium development and sales of a 116-unit project in Malden, MA. This project was developed and sold in phases, and GMR prepared condominium documents and amendments to address each phase of the project.

 

Porter156 Condominium

GMR represents Atrium Lofts, LLC, in the sale of 216 residential condominium units located in East Boston in a former factory which was rehabbed and converted.

 

15 North Beacon Street Condominium

GMR represents JS Karlton Co., Inc. in its latest conversion project involving the sale of 155 units at this mixed-use condominium in Allston, Massachusetts.

 

CityGreen Condominium

Cathartes Private Investments developed this 21 unit new-construction project in the heart of Jamaica Plain and selected GMR to handle drafting the condominium documents, review of architectural plans, negotiation of partial release and subordination documentation with its construction lender, as well as negotiation and representation of Cathartes at the individual unit sales.

 

Fort Point Place

GMR represented Beacon Capital and Cathartes Private Investments in development and sales at this mixed-use condominium with 114 residential and 3 commercial units in Boston's Seaport District.
